Facilities Manager

We are seeking a Facilities Manager to oversee the operation, maintenance, and improvement of all building systems and infrastructure to ensure a safe, efficient, and sustainable working environment. This role is responsible for managing MEP systems (mechanical, electrical, and plumbing), coordinating maintenance and renovation projects, and leading vendor and contractor relationships. The Facility Manager plays a key role in optimizing facility performance, ensuring regulatory compliance, and supporting organizational goals through strategic planning, cost control, and proactive maintenance management.
Key Responsibilities:
- Oversee daily facility operations to ensure all buildings, systems, and equipment are safe, functional, and well-maintained.
- Manage MEP systems (mechanical, electrical, and plumbing) including HVAC, electrical distribution, and plumbing infrastructure to maintain optimal performance.
- Administer Building Automation Systems (BAS), including monitoring, troubleshooting, and optimizing performance through interfaces such as Siemens (Niagara System).
- Plan and coordinate maintenance activities, including preventive, predictive, and corrective maintenance programs to minimize downtime.
- Develop and manage facilities budgets, controlling operational expenses and optimizing resource allocation.
- Coordinate facility improvement projects such as renovations, repairs, or system upgrades, ensuring projects are completed on time, within budget, and to specification.
- Supervise vendors and contractors, including negotiating contracts, reviewing service level agreements, and ensuring compliance with quality and safety standards.
- Ensure compliance with local, state, and federal building codes, safety regulations, and environmental standards.
- Implement and monitor workplace safety programs, ensuring adherence to OSHA and other applicable standards.
- Maintain accurate documentation, including maintenance records, equipment logs, and compliance reports.
- Collaborate with internal departments to address space utilization, facility requests, and operational needs.
- Lead and develop facilities staff, fostering a culture of accountability, safety, and continuous improvement.
Required Skills and Abilities:
- In-depth knowledge of HVAC, electrical distribution, plumbing systems, and building automation systems (BAS).
- Experience navigating BAS front-end interfaces, including Siemens (Niagara System).
- Proficient in interpreting blueprints, technical drawings, and specifications.
- Skilled in scheduling and overseeing regular maintenance, repairs, and renovations.
Preferred Skills and Certifications:
- Experience working in live animal facilities including birds, rodents and small marsupials.
- Strong leadership and team coordination abilities.
- Excellent communication, problem-solving, and decision-making skills.
- Proficient in budgeting, cost control, and resource allocation.
- Thorough understanding of local building codes and compliance standards.
- Experienced in vendor management, contract negotiation, and maintaining service-level agreements.
- Exceptional time management, organizational, and prioritization skills.
- Certified MEP Manager (CMEPM) – Advanced expertise in MEP system operations, safety compliance, and project coordination.
- Facility Management Professional (FMP) or Certified Facility Manager (CFM) – IFMA-recognized industry credentials.
- OSHA Safety Certification – Demonstrates strong understanding of workplace safety standards.
Physical Requirements:
- Ability to perform strenuous work and lift at least 50 pounds.
- Ability to sit, stand, bend and stoop as well as work on ladders, scissor lifts, driving utility vehicles, etc.
- Ability to work both indoors and outdoors in a typical Dallas area climate and under field conditions (heat, humidity, plant and animal allergens, insects, etc.).
- Ability to work weekends, holidays and evenings as needed.
Education and Experience:
- Bachelor’s degree in Mechanical, Electrical, or Civil Engineering preferred.
- Equivalent professional experience may substitute for formal education.
- 5 or more years of experience in facilities management, construction, or building services, with a focus on MEP systems.
- Demonstrated success in project coordination, system integration, and maintenance planning for complex infrastructure.
- Experience managing day-to-day operations of buildings, grounds, and equipment to ensure safety and functionality.
